Why do landlords ask for a UK guarantor?

A UK guarantor gives landlords an extra layer of reassurance.

If the tenant cannot pay rent for any reason, the guarantor agrees to step in and cover it. In some cases, they may also be responsible for costs linked to the tenancy agreement.

From the landlord’s point of view, this lowers the financial risk of letting out the property. And with new Renters Rights laws coming in that make evictions more difficult, landlords are looking for an extra layer of protection when it comes to their rental income.

2. Pay rent upfront

Some landlords may agree to let the property if you pay several months of rent in advance. This can help reassure them, but it is not always ideal.

Private landlords can sometimes be more flexible than letting agents.
